Must be used to dealing with high volumes of residential sales, purchases, remortgages, transfers of equity for both freehold and leasehold properties. The Chelmsford office of Cunningtons LLP was founded as Colemans Solicitors by Brenda Coleman in 1979. Colemans was incorporated with Cunningtons Solicitors in 2001.
Cunningtons’ Chelmsford branch specialises in residential conveyancing and family law.
The Chelmsford office of Cunningtons LLP is situated on New London Road and deals with residential conveyancing in the Chelmsford and mid-Essex area, including Brentwood, Epping, Basildon, Ingatestone and Maldon.
The Croydon branch of Cunningtons LLP was opened in January 1995, and specialises in residential conveyancing and commercial property issues.
Jason Bradshaw, who was based at the Croydon office when he joined the firm, is the Partner with overall responsibility.
Nicholas Brothers joined Cunningtons Solicitors as a Senior Associate in 2006 and is based at Croydon. Nicholas is Cunningtons’ specialist commercial property solicitor.
The Ilford office of Cunningtons LLP was opened in October 1994 by Cunningtons Partner John Simpkin who has only just retired from the firm after more than 20 years of service to our clients. However he will still be acting as a consultant and so his much valued experience will still benefit our clients. Mohammed Moula is now the Partner with responsibility for the office. The office is conveniently located in Cranbrook Road on the northern outskirts of Ilford Town Centre within easy reach of the M11 and A406 North Circular. The office is also within a few minutes walk of the main shopping area, Ilford station and bus routes. The area is served by the London Underground Central Line in the north at Redbridge, Gants Hill and Newbury Park. There is also metered parking in both Cranbook Road and Beal Road within a very short distance of the office.
The Solihull branch of Cunningtons LLP was established in July 1994, and is now run by managing partner Aymer Hutton. Aymer is a specialist residential conveyancing solicitor, and became a partner of Cunningtons Solicitors in 2001.
The Solihull branch of Cunningtons LLP deals mainly with residential conveyancing enquiries, covering a large area of the country including Birmingham, East and West Midlands, Wales, Leicestershire, Warwickshire, Coventry, West Bromwich and Wolverhampton. The Cunningtons Solicitors Solihull branch also works closely with other Cunningtons branches so they can offer the full range of Cunningtons’ services to our clients, with dedicated specialists in matrimonial law, personal injury, wills and probate, litigation, immigration and commerial property.

Cunningtons Solicitors Wickford believes in the traditional approach of an office based around the personal touch with each client telephone call being answered by the solicitor or secretary. Jason Bradshaw is the firm's Senior Partner. He specialises in residential Conveyancing.
Jason graduated from Staffordshire University in 1993, and completed the Legal Practice course a year later. He later joined Cunningtons in 1997 as a trainee solicitor and qualified in 1999. He became a Partner with the firm in May 2002. His focus within Cunningtons has been on the delivery and maintenance of the high level of service clients expect in today's consumer-led society. He has built up an excellent reputation within his existing client base and is proud that most of his work is from satisfied clients returning with further instructions, or client recommendations.
Jason has now taken on the role as the firm's Senior Managing Partner, and is responsible for the firm's on line presence including social media channels, takes an active role in the marketing of the firm and is the Compliance Officer for Finance and Administration. He manages our Brighton office, and the Croydon office.

What do you think makes a good conveyancing solicitor?
As a conveyancing solicitor it’s important to put yourself in your clients’ shoes.
They are engaged in the most expensive purchase they’ll ever be likely to make, and I have to make sure they know what they can expect from me. I will be there on the phone or by email to support them through the highs and lows of their moving process, share their frustrations with delays, with mortgage offers that are promised but seem to take ages to arrive, and the worry that someone in the moving chain might get cold feet, or simply fail to realise they are part of a chain and no one party is in control – nor should they be.
No wonder it’s thought to be the most stressful life event after death and divorce!
But it is all worthwhile when I hear the delight in my client’s voice when I’ve just confirmed they’ve exchanged contracts and set the completion date.
When does your work day start?
My day usually starts well before the phones start ringing and the doors open at 9am. With email being the preferred method of communication for most clients and third parties (and slowly but surely many lenders as well now) I check my email inbox well before the start of the day to see if there have been any issues left over from the day before to resolve, or new pressing issues which need early attention. I often find clients are appreciative when I respond to their email questions quickly, even out of hours where modern technology allows me to view and respond to urgent emails wherever I am.
I use our case management system to check any case milestones that may be due that day too; the system means that files can be reviewed ahead of the start of the day to see if cases can be pushed forward.
What’s your average day’s work routine?
If there are any completions happening, they will have been thoroughly checked already and are now clear to proceed, usually subject to money changing hands. I’ll deal with any matters arising from emails received, and check if any transactions are ready to exchange. Any files which become ready to proceed to an exchange of contracts will be thoroughly reviewed to ensure all necessary information is correct, on file, with the deposit received, and dates for completion agreed. If all is ready I’ll telephone the other conveyancer to check they are also ready.
Typically the day’s post arrives mid-morning, so that’s when you will find me checking mail and placing all documents with the right client files. I then take appropriate actions, whether sending enquiries on to clients who are selling their properties – usually by email to speed things up as much as possible. If a new contract pack (or set of papers including seller’s title and property information form) arrives this will need reviewing on the day it arrives, and I start my property searches and enquiries as soon as possible.
Whilst some solicitors still insist on writing by letter (perhaps to buy some time in the process!) most will use fax or email to make enquiries on all aspects of the transaction. Often this is actually preferable to picking up the telephone; it leaves a paper trail, and allows the other conveyancer time to check and come back with an answer first time. With the number of clients I look after, if I made telephone calls on all these issues the process might well grind to a halt. The exception is usually when I need to contact the estate agent to ask for their help in solving a problem or a hold up in the chain, or simply to update them, a call is often more appreciated.
Throughout the day the I also field calls and emails from everyone involved in the transactions I am working on including customers, estate agents, mortgage brokers and lenders, and of course other conveyancers. I prefer not to leave any unanswered wherever possible – this is, after all, what my clients have come to expect!
Lunchtime: because of the demands on a modern conveyancing solicitor, this is often taken al desko with a quick sandwich and drink to refresh the batteries!
The day ends with the signing of any post which needs to be sent out, and ensuring all urgent emails have been addressed, and in particular that clients have had responses where required.
The working day – for my team at least – ends at 5.30pm when the post is taken to the post office, and phone lines are then closed. It’s this time, when I can’t be disturbed by calls, that I can be really productive and clear all outstanding emails. I often get replies from estate agents surprised a conveyancing solicitor is still in the office at that time!
What annoys you most about your work?<
Those clients (bless them) that arrive unannounced at the office and need to speak to me, while I’m in the middle of a complicated contract pack or dealing with a chain completing or exchanging. Whilst I do always try and accommodate clients who arrive at the office without forewarning (and this does happen quite often when your office is in the middle of Brighton!) sometimes it isn’t possible to break away from the task in hand, but there is always one of my team available to help.
What are the high points of your job?
It has to be when a particularly difficult or lengthy purchase or sale completes. You’ve spent many many hours trying to bring a transaction to a conclusion, either the issues have been complicated, or sometimes my client has just been unlucky and had a couple of aborted sales, but when it finally completes, it’s a real relief and very satisfying.
How has your work changed in the last decade?
Most of the changes I’ve noticed have been technological. When I started working in conveyancing there was much more paperwork and more communication had to be undertaken by post. This meant that everything was a lot slower, of course!
These days stamp duty is dealt with online, as is the Land Registry. This means that I can cross-check and verify more of the process quickly and (sometimes) easily. There are, of course, a lot more emails, which means that conversations that were once entirely either on the phone and had no record, or by post and took a lot longer, now take place over email and quickly, or at a time to suit everyone.
Another change is that people can now find out a lot about our business quickly and easily through our website, and I appreciate that all businesses are more open. This also means that more potential clients find us online, and they can look at the testimonials on our website and on Google – without having to just take pot luck through Yellow Pages.
Our website is now ‘responsive’, and this means that even more people can look at it on their phones and tablets wherever they are. The problem with having a website is that I have to keep writing for it and people expect to be able to find out a lot about the business and its key employees whenever they want.
We also have an improved case management system, which helps again with speeding up communication and keeping a track of milestones.
The downside of all these technological advances is that criminals are also adapting to the changing landscape. This means that as well as increasing our own security we have to ensure that our clients are not taken in by scams – and when you’re dealing with property there is a lot at stake. For instance, I tell clients that we will never, ever, exchange bank account details by email, and that information like that has to be verified in old-fashioned ways such as by letter and telephone. All my clients know me to speak to, so they get the reassurance that is impossible when you’re dealing with a call centre environment.
What is your easiest type of client?
The easiest kind of client is the one who reads and takes note of your expectations of them set out in the first letter they are sent after I have received their instructions. I ask all new clients to provide full ID, and if they are buying a new home then I will need details of how they have accumulated the money they are using. It always helps matters go more smoothly if this information is sent to me early on.
If a client won’t declare where their money is coming from it causes issues with money laundering legislation, so it’s not just me being nosey!
What one thing do you want all your clients to bear in mind?
That I have only one pair of hands and like many other professionals and tradespeople I have to manage my case load to try and ensure every client receives the service they expect!
Obviously we advise clients not to use email to confirm bank account details, as it is not always secure. We have all read horror stories about money being transferred into the wrong account, and we do what we can to make sure it doesn’t happen to our clients!
What’s it like to practice in Brighton?
Brighton and Hove is such a vibrant city. Since the financial crash of 2008 the housing market, whilst taking an initial knock, has, in common with London, powered on to the point where it is now one of the least affordable cities in the UK for first time buyers.
However much like London there is also a wide variety of different property in Brighton and Hove. Whether it is checking the alterations made to the many listed buildings along Brunswick Terrace, or whether that swimming pool in the upmarket Hove Park area needed planning permission, to checking enforceability of old restrictive covenants imposed when the various estates where developed particularly in the 1920s and 1930s there is always a new and interesting legal problem to solve.
Being located in central Brighton means we can be reached easily by rail (5 minutes from the station), bus (2 minutes from Churchill Square and North Street) or by car (lots of parking across the road in Churchill Square).
With the office situated on the pedestrianised part of Duke Street also means we are serenaded daily by local buskers!

Aymer Hutton: Partner based in Solihull
Aymer Hutton is the partner in charge of the firm's Solihull office. Aymer specialises in residential conveyancing.
Aymer qualified as a solicitor in 1990. He joined Cunningtons in 1999 from a general practice in a Warwickshire county town. Aymer became a partner of Cunningtons in 2001.

Razwana graduated from Coventry University with a law degree in 2004, she then went on to complete the Legal Practice Course at the College of Law.
Razwana qualified as a Solicitor in 2009 and practiced law in different establishments before joining Cunningtons in 2015. Razwana specialises in residential conveyancing and advises on a wide range of matters including freehold and leasehold sales and purchases, transfers of equiry, re-mortgage and new build properties including retirement homes.
Razwana's working hours are Monday, Thursday & Friday until 2.45pm, Tuesday & Wednesday until 5.00pm
Katie Beer: Head of Family Law at Cunningtons and is based at our Chelmsford office.
Katie focused on family law both on her law degree and the Legal Practice Course and commenced her professional training with Cunningtons in 2006. Katie spent the majority of her professional training working in the Family Law department and gained a great deal of experience dealing with a wide range of Family Law cases.
She is a Member of the Family Law Panel which means she is recognised as a Family Law specialist; Katie is also a Mentor for Anglia Ruskin University Law students.
Katie qualified into the family law department in 2009 and since then has continued to give practical and realistic advice and support to her clients. Katie has a no-nonsense approach and is respected for being proactive and professional.
Katie deals with all aspects of family law including:-

- Arrangements for children after a separation
- Prenuptial agreements

Kate Hunt: Partner in charge of the Wickford Office
Kate first joined Cunningtons in 2003 as a paralegal and qualified as a Solicitor in March 2006, becoming a Partner in 2011.
Kate specialises in residential conveyancing and is the office manager/Partner responsible for the Wickford office. Kate has a reputation as being friendly, helpful, proactive and efficient. Incoming post and emails received before 4pm are dealt with on the same day ensuring a flow of information to all parties involved. Clients regularly comment that Kate goes above and beyond the call of duty when compared to firms they have used previously. Local estate agents are also highly complimentary to Kate’s work ethos.
Outside the office Kate enjoys keeping fit through aerial arts such as her weekly trapeze class. When she is not flying through the air Kate relaxes in her garden or attends local music gigs.

Bryony is a Partner in the firm’s Private Client department.
Bryony graduated with from Nottingham Trent with a Law Degree in 2003 and a Masters in Health Law with commendation in 2004, she then went on to complete the Legal Practice Course with commendation at the College of Law in York.
Bryony joined Cunningtons in 2005 and qualified as a Solicitor in 2008. Bryony became a Partner in 2012 and is the firm’s Money Laundering Reporting Officer. She is a member of the Law Society Private Client Section, a fully-accredited member of Solicitors for the Elderly and a member of the Society of Trust and Estate Practitioners. Bryony loves being able to assist clients with their matters, often at a difficult time, to achieve the outcome they are looking for in a friendly, straightforward and efficient manner.
Bryony is a Dementia Friend and helps to promote an understanding of what it is like for people living with Dementia.
Dementia Friends is an initiative of the Alzheimer’s Society. Alzheimer’s Society’s Dementia Friends programme is the biggest ever initiative to change people’s perceptions of dementia. It aims to transform the way the nation thinks, acts and talks about the condition.
Bryony also acts as a mentor to students at the Anglia Ruskin University.

Mohammed joined Cunningtons in 2014. Having qualified as a solicitor in 2007 he has worked for firms in East, West and Central London and has built up a wealth of experience and clients in property-related matters.
Mohammed acts for a wide range of clients from companies to private individuals and families, helping them with their property purchases and sales.
He earned his Law degree from Queen Mary College, University of London, and obtained his Legal Practice Course (LPC) at the College of Law in London.
Out of the office Mohammed enjoys following football, and keeps a close eye on his local team, West Ham United. He is married and has two young children who keep him occupied for the rest of his time.
Satwant is a solicitor at our Ilford office who specialises in residential conveyancing. She quaslified in 2013 from Birmingham City University after successfully completing the Legal Practice Course.
Satwant has been working in our conveyancing department since starting with Cunningtons in 2016. During her time at our firm Satwant has successfully developed her skillset in residential conveyancing matters and has helped hundreds of families, individuals and corporate clients in this field.
Satwant speaks fluently in Punjabi and Hindi.
Mark Taylor: Litigation Partner
Mark joined Cunningtons as a partner in the Litigation Department in June 2017.
Mark trained at a well-regarded West End firm and qualified in 2007, moving to a City firm as a newly qualified solicitor, specialising in commercial and general litigation. After many years in London, he and his fiancÃ© moved to Essex to settle down.
He particularly enjoys working with both corporate and private clients with challenging and often complex and novel disputes. Mark’s clients benefit from his attention to detail and willingness to work closely and collaboratively with them, striving to achieve their desired outcome whilst remaining objective and considering the position from all angles.
As a result of his passion for acquiring knowledge, mark has developed and draws upon broad experience in many different areas of law in the litigious matters that he advises clients on. Mark can assist with both straightforward and complex disputes relating to many different areas of law including breach of contract, breach of warranty, misrepresentation, agency, partnership disputes and other commercial disputes.
He also specialises in commercial and residential landlord and tenant matters, as well as property related disputes generally. Mark also has experience of dealing with contentious probate matters and claims involving intellectual property rights, insolvency, professional negligence and breach of trust.
Mark also deals with employment law matters, advising both employees and employers both on contentious and non-contentious matters.
Kate Horsted: Conveyancing Partner at the Chelmsford Branch
Kate graduated from Northampton University with a Law Degree in 2009, she then went on to complete the Legal Practice Course with commendation at the College of Law in Moorgate, London.
Kate qualified as a Solicitor in 2013 and joined Cunningtons in 2014, specialising in residential conveyancing. Kate advises on a wide range of matters including freehold and leasehold sales and purchases, re-mortgages, transfers of equity and lease extensions. Kate places particular emphasis on providing a high level of service to her clients in every aspect of the transaction.
Kate became a Partner with the firm in 2017 and leads the Conveyancing team at our Chelmsford Office.
Outside of the office Kate enjoys travelling, music festivals and can often be found in the kitchen flexing her baking skills.
Patricia is a Legal Executive in our Chelmsford office with over 20 years conveyancing experience. Patricia had previously worked for Colemans Solicitors, which was taken over by Cunningtons in 2001.
Patricia has a wealth of knowledge and experience in various residential conveyancing matters, including freehold and leasehold sales and purchases, re-mortgages, lease extensions, deeds of variation, transfers of equity and has experience in new build properties with the inclusion of Help to Buy. Patricia offers a clear, practical and friendly approach to conveyancing.
Sarah joined Cunningtons in 2015 as part of the conveyancing team in Chelmsford. Having gained a wealth of knowledge Sarah is now a trainee Licenced Conveyancer and advises on matters concerning freehold and leasehold sales and purchases, re-mortgages and transfers of equity.
Jill Wiggins - Partner in the Family Law Department
Jill Wiggins is a Partner in the firm’s Family Law department and is based at the Braintree office of Cunningtons.
Jill initially studied French and Spanish at the University of Wales, Swansea before undertaking her Graduate Diploma of Law followed by the Legal Practice Course, which she completed with Distinction.
Jill undertook her professional training in 2010 and qualified in 2012. Jill spent the majority of her professional training working in the family law department and now specialises in family law and is a member of Resolution. Jill joined Cunningtons in 2014 and became a Partner in 2017.
Jill has the responsibility of developing our trainee solicitors when they are in the Family department.
Jill deals with divorce and civil partnership dissolution, financial matters following from a separation and injunctions. Jill has a particular interest in Children Act proceedings, both private and public law and prides herself on giving practical advice whilst remaining empathetic in what can be a very sensitive and emotive area of law.

Paul Fenton Consultant.
Paul joined Cunningtons in 1986, after a period in general practice. His flair for residential conveyancing and ability to devise and develop working systems, soon elevated him to a senior role in the conveyancing department. After the crash of 2008 a Partnership restructuring enabled Paul (as Head of Conveyancing and joint managing partner at the time) to rebuild the firm with a new emphasis on customer service rather than process. Under Paul's stewardship the firm achieved external recognition from The Times and Sunday Times awarding the firm the Best Small Conveyancing Firm award in 2011, 2012 and 2013, and Paul personally the Best Conveyancer of the Year 2013.
Paul has now relinquished the management roles he held as Managing Partner to become a consultant to the firm to assist the new leadership team.
Paul has held the Office of President of the Southend & District Law Society and was, for a number of years, its Honorary Secretary. He is still an active committee member.
On the domestic front, Paul is married with 3 children, a keen skier, a rugby fan, and violinist.
Paul's emphasis on work is to ensure that all staff at Cunningtons recognise that all clients and anyone who has a connection with the firm (including other solicitors, agents, brokers, court officials etc) are all customers in one way or another and, drawing on his Christian beliefs that everyone should be treated as we would wish to be treated ourselves- running the business on the fundamentals of fairness, calls returned, pleasant and clear communications, good relationships and being proactive. The firms motto is: To do what we can, when we can, and not simply when we have to and Paul endeavours to instil this philosophy into all who work at Cunningtons.

Rhyannon is a senior associate solicitor with Cunningtons, and qualified in 2015. She attended the University of East Anglia to complete her law degree, and completed the Legal Practice Course at Anglia Ruskin University.
Rhyannon has been working in our conveyancing department since qualification and is skilled in sale and purchase transactions, as well as re-mortgages, transfers of equity and lease extensions.
Lucy qualified as a solicitor in 1989 and has worked at Cunningtons in the conveyancing department since 2017. She has been working in conveyancing since qualifying and has wide experience, particularly in relation to more complex matters.
David Drake: Litigation Solicitor and Consultant at the Braintree Branch
David lives in Colchester and is married with two children.
David is the firm's former senior partner and is now a Consultant in the Dispute Resolution Department.
He has been a litigator since he qualified in 1979 and has vast experience of handling litigation matters both for Claimants and Defendants. David is a former Round Tabler and Rotarian.
He is a passionate Norwich City supporter where he has been a season ticket holder for over 20 years. A previously active sportsman he now plays bowls for competition and keeps basically fit by walking the dogs and undertaking the occasional cycle ride. He is also an aging rocker attending many local gigs and supporting his son who plays in a local rock band.

Aaron is the Managing Director at Cunningtons and is responsible for all aspects of practice management including Advertising & Marketing, Personnel, I.T, Premises and Finance.
Aaron joined Cunningtons in 1993 and played a key role in achieving the firm’s Lexcel accreditation back in 2010 and continues to play a key role in achieving re accreditation each year.
Aaron is part of the Management team tasked with the delivery of the firm’s business plans and strategy.
Aaron takes a pragmatic approach to his work.Â Having been with Cunningtons for 24 years, he has seen many changes and has coordinated many of them too, from the opening of new branch offices and staff relocations to the development of the firms IT platforms.Â With such changes over the last 24 years, Aaron’s sense of humour has certainly helped him manage such situations to ensure that they are carried out as efficiently as possible.
On the domestic front, Aaron has 3 children, takes an active interest in Rugby as a player for his local team, despite his advancing years.Â In addition to Rugby, Aaron is keen on all sports including skiing and playing golf.
